Kyhla Pollard, MSCM, Assoc. AIA | Founder & Principal
Kyhla Pollard is the founder and principal of KaiDimension Collaborative, bringing more than 20 years of experience across architectural design, BIM/VDC, preconstruction, and capital program controls: a rare combination that moves fluidly between design intent, field constructability, and the financial systems governing large capital programs.
Most recently, Kyhla served nearly five years supporting Atlanta Public Schools' SPLOST-funded capital improvement program, one of the largest in the region, rising from Project Controls Manager to Capital Program Controls & Scheduling Manager. She led multi-scenario cash flow and bond financing modeling for a program exceeding $800M, partnered directly with the CFO and financial advisors on revenue and debt service validation, negotiated GMP packages with CM-at-Risk teams, and delivered board-level analysis that shaped program financing and sequencing decisions.
Her design career includes hyperscale data center design coordination for Amazon and Google during her tenure at MacGregor Associates Architects, on programs exceeding 800,000 SF. Her construction-side experience spans senior VDC engineering at Holder Construction Company, including the Norfolk Southern Corporate Headquarters and Hartsfield-Jackson Airport pedestrian bridges, and preconstruction estimating and trade buyout at Juneau Construction Company, including the Star Metals mixed-use development. Through KaiDimension, she has delivered architectural design and construction documents for hospitality, multifamily, automotive retail, franchise, and residential clients.
Kyhla holds a Master of Science in Construction Management from Kennesaw State University and a Bachelor of Science in Architectural Studies from Florida A&M University. She is an Associate AIA member, a CMAA member, and a CSI Construction Documents Technologist, and is actively pursuing architectural licensure through ARE 5.0.
Kyhla is also pursuing a PhD in Construction Management at Texas State University, with research interests in lifecycle BIM, digital twins, and data-driven capital program delivery. She has presented at the CSI CONSTRUCT Show three years running.
